Do you offer co-living with individual leases?
We do not offer co-living with individual leases (such as is found in student housing where leases are by-the-bed and the common space is shared). We offer leases with everyone in an apartment home 18 years and older on the lease.
Are there any other costs not included in the rent?
Electric and cable/ internet are not covered and are the responsibility of the resident.
Can the apartment be sublet or listed on Airbnb or VRBO?
No, not at any time.
What are the occupancy limits?
Please contact the leasing office for occupancy guidlines and limits.
Do you have items I can rent?
We do not have any items to rent.
What leasing options are available?
We typically offer a 12 month lease term.
What are your application requirements?
Proof of income, positive credit history, and a clear criminal background.
Can I apply online?
All applications are filled out online.
Is there a late fee for overdue payments? Is there a grace period?
A late fee is incurred on late payments.
What happens if I need to move out before my lease expires?
You are responsible for the entirety of the lease, or may be considered for a 4 month lease break fee.
Do I need a lease guarantor?
Guarantors are considered on a case by case basis.
Are utilities included?
Hot water, and cooking fuel for the gas stoves are included.
How much is the security deposit? Is any of it refundable?
There is a $500.00 security deposit refundable upon move out.
Is there an application fee?
There is no application fee.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
Income, credit, rental, and criminal history are all checked through our application screening process.
Do I have to pay first & last month's rent?
You are responsible for 1st month's rent upon move in.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the 1st of each month in the form of online payment through your resident portal.
Is renter's insurance required?
Yes, with a minimum of $100,000 in personal liability for the entire lease term.
What are hours for the leasing office?
Leasing Office hours are 9 AM - 6 PM, Mon - Fri; 10 AM - 4 PM, Sat; Closed Sunday
What are the hours for the pool?
The pool is open 10 AM - 7 PM, daily.
What are the hours for utilizing outdoor amenities?
Playground/tennis court/basketball court 24/7 — please enjoy these facilities and be mindful of your fellow residents.
What are the hours for the fitness center?
The fitness center is open 24/7 for your convenience. Come on over to work out.
What are the hours for the laundry facilities?
7AM-9PM
What security features does this property offer?
All building exterior doors are locked for limited access.
Do you offer valet trash service and/or recycling?
We do not currently provide valet trash service, but we do have trash and recycling dumpters on site.
Does this community have a pest control service?
Yes, JP pest comes every other week to do apartment inspections and preventive maintenance.
Are BBQ grills available? What kind are they?
Several charcoal grills are located throughout the property.
Is additional storage available?
We have limited storage throughout the property. It is an additional $30 per month
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
No, you must contact Xfinity for Wifi and cable packages.
Do you have cable? Who is the provider? Is there a separate charge?
Xfinity is our cable provider and the resident is responsible for payment and setup.
Do you have package lockers/how do I get my packages?
Packages are delivered to buildings or leasing office, pickup available during leasing hours.
How do I reserve community amenities?
N/A
What kind of insects, if any should I be aware of?
We activley treat all pest control issues to avoid infestation of any sort.
Does the community have bicycle racks?
No.
I need maintenance/emergency maintenance; who do I call?
We have 24/7 on call maintenance.
What is the parking situation? What about guest parking?
Guest parking is located on street, residents receive parking stickers to be able to park in building lots.
What is the policy for snow removal?
The building quiet hours start at 7PM.
Are there building quiet hours?
Yes, quiet hours are from 10 PM to 8 AM. Please be considerate of your neighbors.
Can I have a pet? What is the pet policy?
We allow a maximum of 2 cats per apartment, and some dog friendly buildings with a maximum of 1 dog.
Are there restrictions for what can be put on balconies or patios?
We only allow outdoor patio furniture and plants on balconies and patios.
What is the procedure for moving in/out?
All residents must provide a 60 day notice to vacate.

What is the smoking policy?
This is a non smoking property.
Are washers and dryers available? Are they in the apartment?
We have shared laundry in the buildings.
What appliances are in the kitchen?
Dishwasher, Stoves, and refridgerators.
Is there a bathtub or just a shower? Are they together or separate?
Bathtub and shower together.
Do apartments have built-in USB outlets?
No, just regular outlets.
Is there air conditioning?
All of the apartments have central air conditioning.
When were these apartments built? Have there been any renovations?
The apartments were built in 1974 with ongoing renovations.
Is there public transportation nearby? What stop is closest?
We have a nearby train station and public bus stops nearby. We are located near 495.

Haverhill Highschool, Hunking Elementary, and Bradford Elementary

The leasing office is open Monday through Friday from 9AM-5PM. Saturdays from 10AM-4PM
Am I able to renew my lease? How?
Yes. Approximately 2 months prior to your lease end date, you will receive communication from the Leasing Office regarding your renewal terms.
Can I add occupants to my lease? What is the process?
Yes provided you are not over occupancy. Should you choose to add someone to your lease, you will want to contact our Leasing Office regarding the application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, we do offer the option to transfer to a new apartment with in the community. Please contact our Leasing Office for our transfer policies.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request through the resident portal.

What constitutes an emergency maintenance request?
An emergency maintenance request refers to an urgent issue that requires immediate attention to prevent further damage, safety hazards, or service disruptions. Examples include water leaks, fire, electrical issues, gas leaks, structural and/or security concerns to name a few. Please contact our Leasing Office should you have any questions.
How do I enter a maintenance request online?
By visiting your resident portal and clicking on Request Maintenance at the bottom of the screen.
What are the fitness center hours?
Our fitness center is open 7 days 24 hours a day/

Our swimming pool is open from Memorial through Labor Day

How do I load my laundry card?
The laundry card machine is located in our fitness center. You are able to load your laundry card with card.
Are there extra storage or amenities I can rent? What is the process?
Yes, we do offer additional storage for $30 a month. Please contact the leasing office for current availabilty.
Is there off-street parking?
Yes. Our parking lot provides ample parking for all of our residents.
How many parking passes do I get?
Up to 2 parking passes will be issued.
Is there visitor parking?
Vistor parking is street parking only.

Can I paint the walls or install my own fixtures?
Please call our Leasing Office to speak to an agent regarding our policies for painting and installing fixtures.
Can I decorate my patio/balcony?
We encourage plants and patio furniture on your balcony.
What are snow removal protocols?
All vehicles must be cleaned and moved to a cleared spot the morning after any storm that accumulates over 2 inches. The Leasing Office will provide all residents with snow policy details.
Are there quiet hours?
Yes. Quiet hours are observed from 9PM-8AM.
Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?

Packages are delivered to each building..
Can I make spare keys?
You are welcome to contact our office for request of additional keys.
How do I set up or transfer utilities (electric, water, gas, internet)?
The leasing office will provide you with the contact information for setting up utilities.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
Small food scraps, soft non fibrous foods, ice cubes and (rinds in moderation) CAN go down the disposal. Please refrain from putting hard items, fibrous and/or starchy foods, non-food items along with grease, oil or fats as these can clog the pipes. Please feel free to call our Leasing Office should you have any questions.
