Is there a late fee for overdue payments? Is there a grace period?
There is a late fee after 30 days.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due by the first of the month. We accept money orders, bank checks, and online payments
What leasing options are available?
We currently allow 12 - 24-month lease options.
Do I need a lease guarantor?
We allow a guarantor for income purposes only.
Do you offer co-living with individual leases?
We do not offer co-living with individual leases (such as is found in student housing where leases are by-the-bed and the common space is shared). We offer leases with everyone in an apartment home 18 years and older on the lease.
What are your application requirements?
We verify income, complete a background criminal check, and a credit check.
Can I apply online?
Yes, just click on the Apply tab on our website to get started.
How much is the security deposit? Is any of it refundable?
There is a $500 holding deposit that is refundable within 48 hours of approval of an application. The $500 either becomes the security deposit or goes towards it.
Is there an application fee?
No, we do not charge an application fee. There is a deposit required when the application is made which is refunded if you are not approved. If you are approved it goes toward the security deposit.
Do I have to pay first & last month's rent?
We require you to pay the first month's rent and security deposit.
Are there any other costs not included in the rent?
Electric and cable/ internet are not covered and are the responsibility of the resident.
Is renter's insurance required?
Yes, we require renters insurance. A minimum of $100,000 in limited liability coverage is required. Proof of the policy is required at move-in.
Do you have items I can rent?
Residents are able to rent storage units for $30 a month.
What happens if I need to move out before my lease expires?
The tenant is responsible for the remainder of the lease. Please contact the leasing office if you are thinking of breaking your lease. Lease breaks are dealt with on a case-by-case basis.
Can the apartment be sublet or listed on Airbnb or VRBO?
We do not allow subletting or listing on short-term rental sites like Airbnb or VRBO.
What are the occupancy limits?
Maximum occupancy is two residents per one bedroom, two residents of non-familial status per two-bedroom or four residents of familial status per two-bedroom and three residents of non-familial status per three-bedroom or six residents of familial status per three-bedroom. Persons six months of age and younger at lease signing or renewal are not considered residents for the purposes of determining occupancy.
Are utilities included?
Hot water and gas for cooking are included
What are the hours for the fitness center?
The fitness center is open 24/7 for your convenience. Come on over to work out.
What are hours for the leasing office?
Leasing Office hours are 9 AM - 6 PM, Mon - Fri; 10 AM - 4 PM, Sat; Closed Sunday
What are the hours for the pool?
The pool is open 10 AM - 7 PM, daily.
What are the hours for utilizing outdoor amenities?
Playground/tennis court/basketball court 24/7 — please enjoy these facilities and be mindful of your fellow residents.
Is additional storage available?
We have limited storage throughout the property. It is an additional $30 per month
What security features does this property offer?
All entry doors are locked. There is an intercom system in each building.
Do you offer valet trash service and/or recycling?
We do not currently provide valet trash service, but we do have trash and recycling dumpters on site.
Does this community have a pest control service?
Yes, JP pest comes every other week to do apartment inspections and preventive maintenance.
Are BBQ grills available? What kind are they?
We have charcoal grills and picnic tables throughout the property for resident use.
I need maintenance/emergency maintenance; who do I call?
Please call 978-374-0111 for assistance with maintenance requests.
Can I have a pet? What is the pet policy?
Yes, pets are welcome! Indoor cats are permitted. Max of 2 pets per apartment. The monthly pet rent per cat is $25.00. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.
What is the parking situation?
Guest parking is available next to the leasing office. Our policy is to wait 24 hours before calling the towing company If a resident has been towed instruct them to call the towing company at 978-590-2951.
What is the policy for snow removal?
We start the snow removal process at 8:00 am the day after the storm. All cars must be moved to complete the snow removal process.
Are there building quiet hours?
Yes, quiet hours are from 10 PM to 8 AM. Please be considerate of your neighbors.
Are there restrictions for what can be put on balconies or patios?
Patio furniture and plants. Only electric grills are allowed on patios.
What is the procedure for moving out?
Once a 60-day notice is given a pre-move-out inspection will be scheduled. All keys must be returned to the office by noon on the day of move-out.
I have a noise complaint. Who do I contact?

Are washers and dryers available? Are they in the apartment?
We have washers and dryers available in 16 buildings throughout the community. Apartments do not have individual washers/dryers.
What appliances are in the kitchen?
Apartments come furnished with a gas stove, refrigerator, and dishwasher. There are not built-in microwaves or in-sink garbage disposals. Most appliances are the GE brand.
Is there a bathtub or just a shower? Are they together or separate?
Apartments have bathtubs.
Do apartments have built-in USB outlets?
No, just regular outlets.
Is there air conditioning?
Yes, apartments do have AC.
When were these apartments built? Have there been any renovations?
These apartments were built from 1967 -1972 We update apartments as needed on apartment turn.
Is there public transportation nearby? What stop is closest?
There is bus service at the end of the street. The train station is less than a mile away. The train goes to North Station.
What are local public schools?
Hunking Elementary and Haverhill High School serve our community.
